Investing in property is like completing a big puzzle.  Every investor has their own, unique puzzle.  For some of us, we have fairly simple puzzles with not many pieces whereas others have puzzles of many pieces which come together to form a vibrant and exciting picture.  

Whichever type of puzzle you are building or looking to build it is nonetheless a puzzle and you need all of the right pieces to give you the satisfaction of completing yours successfully, with success on your own terms.   

My focus is advisory based on the property business, tax and numbers aspects which are all important parts of any property puzzle.  I support my clients as they build their puzzles.  Here are some of the questions I hear time and again along the way:

Before opening the puzzle box (before making your first move) - why property?  how much can and should I invest?  what type of properties should I invest in? where should I invest?  which skills do I need to invest effectively?  who do I need in my support network to help me?  how should I invest?  when should I invest?

Building the puzzle (before each deal) - how much will I finance and how much will others finance?  what am I investing in?  why is this deal right for me? what returns on investment, yields and capital growth should I expect, over which time frame? who can help me get the deal over the line and set up for success? how should I make or exit this investment?

The puzzle taking shape (active investment management) - am I still on track with my property journey?  is property still right for me? have I got the best portfolio mix for my strategy?  am I beating my original and latest financial assumptions?  does my structure remain fit for purpose?  which changes in my life and my business are coming that will affect my strategies?  do I need other finance and investment? is my team right?  

Finishing the puzzle (what next?) - have I been successful?should I exit or partially exit?  how do I exit?  who else should get involved?  when is the best time to exit? should my exit be slow or quick?  what happens afterwards?  why am I making these decisions?
