Welcome to our Cottage which is our restored barn situated in the quiet and peaceful village of Lessingham in North Norfolk.   The cottage sleeps 6 in 3 bedrooms.
  
Lessingham is located close to the village and beach at Happisburgh and the beaches at Walcott, Cart Gap, Sea Palling, Waxham and Horsey.  It is only a short drive from the Norfolk Broads at Stalham, Wroxham and Potter Heigham, amongst others.   We are close to Horsey Gap which is where the seals return each winter.  If you are looking for a slightly busier day out then Norwich and Great Yarmouth are a short car journey away while it is also a great base for days out to explore places further afield such as Cromer, Sheringham, Holt, Wells-next-the-Sea, Holkham and Hunstanton.

To quote the local pub, The Star Inn,  Lessingham is in the "Middle of Nowhere but close to everywhere!".

Cottage, Norfolk

Our beautiful cottage is a recently refurbished, detached three/four bedroom barn conversion.  The cottage sits adjacent to the duck pond, farmhouse and a small number of other, lovingly restored conversions in the quiet village of Lessingham.  The village benefits from The Star Inn pub and is a short walk or drive to the coastal village of Happisburgh, the renowned Smallsticks Cafe at Cart Gap and a wealth of wonderul, quiet and sandy beaches each with their own local charm.

There are plenty of nice walks around the Cottage as well as friendly pubs and cafes in the area.

The Cottage benefits from its own garden,  a terrace area and a private courtyard where you can take time out to rest and relax or cook on the BBQ.  Our hot tub is a great way to relax.   If you enjoy outdoor cooking you can prepare either BBQ or Pizza meals in the private courtyard.

The cottage comes with a master suite and two bedrooms upstairs (which can be laid out as SuperKing or twin rooms) and a downstairs Snug that serves as a relaxation space.

As you enter the cottage, there is a spacious hallway leading to the kitchen and the Snug.  The kitchen comes well-equipped with plenty of cupboard space, a washing machine, dishwasher, oven, hob microwave and fridge.   

From the kitchen you can access the exposed timber roofed lounge diner with seating, dining for six adults and a wood burner for those colder evenings.  You can also access the private courtyard from the lounge diner.

There is space to park 3 to 4 cars on our gravelled drive.

Property description

Lounge diner: the exposed timber roofed lounge diner measures 7.9m by 2.7m.  It comes with a tiled floor.  On one side there are bi-fold doors to the private courtyard and on the other a view through several picture windows to the patio and garden.   The room is tastefully decorated and includes furniture from The Cotswold Company amongst other furnishing stores.  There is a Smart TV and wood burner.  Logs and kindling can be sourced locally although we keep supplies in our wood stores.

Kitchen: our well stocked kitchen measures 5.5m by 2.5m and also has a tiled floor.  We provide the equipment mostly used in homes and a good supply of utensils, crockery, glassware and cutlery.  We have a desk should you wish to spend time there.  The kitchen offers a view of both the private courtyard and the patio and garden.

Snug: our snug measures 4m by 3.7m.   This room doubles up as private area to rest and relax in with books available to read and a view out to the duck pond.  The Snug benefits from its own shower room too (measuring 1.6m by 1.3m).

Downstairs cloakroom:  there is a downstairs WC and vanity unit in this room.

Master Suite:  this is a wonderful room with dual aspect windows looking over the neighbouring duck pond and the garden.  It is a wonderful space to settle down at night and to wake up in in the morning.   The room measures 5.5m by 3.7m and includes a King Size bed, a dressing table and chair, wardrobe and drawer space, a Smart TV and a seating area where you can take in the views over breakfast or pre-dinner drinks.

Double Bedroom 1:  this double room can be made up for guests as either a twin or a King bed.   This room measures 3.8m by 2.8m and benefits from integral wardrobes and a view over the private courtyard.

Double Bedroom 2: this double room can also be made up for guests as either a twin or King bed.  This room measures 3.8m by 2.5m with a wardrobe and drawer space and view over the private courtyard.

Shower Room: This room benefits from a shower, WC and vanity unit.

Paddock Cottage comes with the benefit of free WiFi for our guests.  The cottage is a non-smoking property.

The cottage sits as part of private development.  Access is available along a private road.  Neither the private road, surrounding fields, paddocks, duck pond or roads form part of the cottage property.  The cottage comprises the above.

The cottage is in a rural, quiet and quaint area.  Noise travels.  Guests must be respectful of our neighbours and of other property on the development.
